Despite the current economic challenges, South Africa  continues to see a number of developments proceeding. In Johannesburg, new development are on the go and with more buildings being demolished to  make way for new developments. The now vacant Baker Square in Rosebank which used to house Sasol employees is now making way for a new development as the existing building is currently being demolished. The Sandton CBD, Rosebank  and Midrand have been attracting new large-scale developments. Although the Sandton node continues to grow, Midrand and Rosebank have stepped up their developments with some large developments. Below are some notable developments in Johannesburg.

The Leonardo, Sandton 

The Leonardo is a 42 floor mixed-use property development that, when completed, will be the tallest building in Sandton, exceeding 143 metres which is the height of the current tallest building in Sandton. The building is being built at 75 Maude street, directly next to law firm ENS’s office. It has been proposed that the building be 188 metres.  It is a 40,000sqm mixed-use development, which includes 1,500sqm retail, 12,000sqm offices and 25,000sqm residential.

PWC Tower, Waterfall Estate

Atterbury Property is developing the new head office for PwC in Waterfall City, Midrand designed by LYT Architecture. This building is set to be an iconic 26-storey building. It will be a lone tower  in Midrand. We look forward to seeing more high rise buildings in this precinct in the near future. The building will comprise of 40 000m² of modern offices designed to house +3,000 PwC employees. The project is expected to take 36 months and scheduled for completion early in 2018. The PwC HQ building is designed to conform to the internationally recognised LEED (Leadership in Energy and Environmental Design) silver standard. LEED is a set of rating systems for the design, construction, operation, and maintenance of green buildings.

140 West Street, Sandton

140 West Street is a 17 Storey building designed by Paragon Architects. The building is a 4 Star Green Star SA rated building. The building is within walking distance of Sandton Gautrain Station, Sandton City Mall, Nelson Mandela Square Radisson Gautrain Hotel and Sandton Convention Centre

Fourways Mall Expansion

The expansion and redevelopment of the mega Fourways mall in South Africa commenced in 2016 and this will make it be the 3rd largest mall in the country after Menlyn Mall and Gateway Theatre of Shopping and the largest in the Gauteng province. The expansion is being developed by Accelerate properties that will see the mall joining with other centres in the area to cover 175,000 square metres under one roof.

The Central, 96 Rivonia Road, Sandton

The Central is a 100 000m2 development located in the heart of the Sandton developed by Investec Property and CRI-E  The Central will accommodate office, retail, hotel and residential development. The Central is located on the corner of Rivonia Road and Johan Ave, directly opposite Sandton City Shopping Centre and 100 metres from the Sandton Gautrain Station. It is easily accessible off the M1 highway and all other major arterial roads. The anchor tenant is law firm Werksmans.

The Marc, 129 Rivonia Road, Sandton

The Marc, 129 Rivonia Road is a mixed-use development by Eris Property Group is a full redevelopment of this landmark site which is to be called Village Walk. The development comprises of two high-rise towers – an 18-storey office tower and a 13-storey office tower, with a combined floor area of approximately 65,000sqm. There will be two levels of retail space spanning approximately 15,000sqm with a seven-level parking basement of around 100,000sqm to service the precinct below the two towers.

Discovery Place, Sandton

Growthpoint Properties and  Zenprop Property Holdings are developing a new global head office for financial services group Discovery. The 85 000 square metre building is located on the corner of Rivonia Road and Katherine Street is earmarked for completion in 2017. Discovery will relocate from West Street. We wait to see what will happen to the West Street building. The office block consists of 9 underground basement levels, 1 ground level podium slab and 2 towers consisting of 9 levels each, above ground, with a link bridge between the towers.  A 5 Star GBCSA rating will be targeted for the project.

Masingita Towers

The development will consist of two towers, one of twelve levels and one of fifteen levels with three basement levels with an entrance level incorporating a restaurant.

Benmore Shopping Centre Expansion

The expansion consists completion of an extension to the existing shopping centre, including new steel structure, partial demolition of existing line shops, restaurants etc in order to accommodate the extension, fitting out of the Woolworths shop to their specification. Refurbishment of the common area (existing mall, public toilets etc) Re-alignment of certain line shops including new shopfronts and completing to white / grey box specifications for these line shops. New atrium roof including removal of existing atrium roof. Upgrading of existing entrances.

Old Mutual Emerging Markets – 1 Mutual Place

Old Mutual Emerging Markets will be moving its Johannesburg head office to Stella Road, a few blocks away from its existing office on Grayston Drive. The building is being developed by Old Mutual Property. It is expected to be completed by the end of 2017. It is the first of five buildings developed on the site over a single super basements. The building has two wings, a lower 5 storey banana shaped wing, and an eleven storey tower.
